Marquee Group completes the acquistion of Twelve Oaks in Vancouver, British Columbia.
This is the first strata wind-up approved by the Supreme Court of British Columbia that lowered the legal threshold required for a vote to dissolve a strata corporation to 80% from unanimous consent.
The site is strategically located on the north west corner of Oak Street and 12th Avenue in the Fairview neighbourhood of Vancouver. Twelve Oaks by Marquee is adjacent to Vancouver General Hospital and minutes from all the amenities associated with West Broadway and Cambie Street, whereby the Canada Line provides direct access to Downtown Vancouver, Richmond and throughout the Lower Mainland.
Twelve Oaks is a three-storey building of wood-frame construction. The bulding offers thirty-five underground parking stalls and 30 suites that range from 629 to 1,026 square feet.

It could have gone either way. The massive building currently under construction on 16th Avenue N.E. next to Peter’s Drive Inn could have been a hotel. But in the end, Meenaz Rajan and his partners at Marquee Group of Companies decided to build a splendid eight-storey rental apartment building.
“We want to bring an extra touch of hospitality to our apartment rentals. After all, these are people’s homes and we want them to have a more meaningful at-home experience,” says Rajan, an embedded Calgarian with years of experience in both apartment rentals and hotels.
Marquee Group owns and operates hotel properties in Ontario and B.C. With the coming of Marquee on 16th, this is the first foray for the company into new construction rental apartments.
“The location is perfect for a rental community,” Rajan emphasizes. “It’s in Crescent Heights, one of Calgary’s most desired neighbourhoods. The access to downtown is outstanding via the new bridge. It’s near Deerfoot Trail, it’s close to the university (of Calgary), to SAIT and the hospitals – really is an unbelievable location.”
Rajan notes that the City of Calgary has been trying to encourage development of the corridor along 16th Avenue for years.
“It has the potential to be a major urban corridor,” he says.
Collier’s International is in charge of leasing the building, and senior associate Nick Preston calls Marquee on 16th a “rare offering.”
“The thoughtful design of the main floor units with high ceilings and excellent frontage will attract a variety of users. Marquee will be an energetic hub for residents of the building and the neighbourhood,” Preston notes.
Collier’s hopes to start leasing suites and the commercial space on the ground floor in November. Marquee Group would love to see a high end coffee shop, a wine shop, a health-food grocer and perhaps a fitness studio set up shop.
Rajan says new city zoning bylaws now mandate mixed-use space in new buildings and he declares that it’s a “good decision.”
“We want to create a community there so that downstairs has amenities for our guests and also for the area,” he says. Landscaped patios on the second and seventh floors will have barbecues and fire pits to further promote a sense of community in the building.
The residential portion of Marquee on 16th will feature 138 one-bedroom, one-bedroom plus den and two-bedroom suites with high end finishings. Quartz countertops, closet organizers, stainless-steel appliances and in-suite laundry, roller shades and other amenities such as bike storage will appeal to Marquee’s target demographic – young urban professionals.
“We designed this building to appeal to 25-to 40-year old professionals who could buy a new home but would rather rent,” Rajan says. “Young adults don’t want to commit to buying. Their priorities do not include home ownership. They want a flexible lifestyle. They might work here for three years then spend a year travelling. Renting just makes sense for them and a lot of people their age.”
Rents will vary according to where the suites are located. One bedrooms will start at $ 1,000 a month with two-bedroom units on higher floors with city views fetching around $ 2,000 a month.
On-site management will ensure Marquee’s tenants, or “guests”, as Rajan calls them, receive hospitality-level service.
He says Marquee has no hesitation about jumping into the rental market even now as vacancy rates threaten to reach double digits.
“I’m a long-term believer in Calgary. I’ve been here since 1979 and there’s always an uptick after a down turn. It sounds obvious, but most people can’t see out of the hole we are in,” Rajan says.
“Right now, some people don’t want to buy. They’re saying, let’s rent and see. People need at least $ 30,000 for a down payment – that’s not easily saved up. So it’s kind of a stepping stone to come here and stay for three or five years and save some money and see how the economy goes before the jump into buying.”

As soon as you enter, you’ll notice the flooring that gives you a residential home-like feel. This flooring extends into your much anticipated walk-in-closet and light airy bathroom.
Did someone say Walk-In-Closet? You are in fact reading correctly. This brand new space offers the perfect area to get ready with several clothing storage locations and even a full length mirror.
Continuing on into the guest washroom you will absolutely love the large back-lit mirror, cubbies underneath the white speckled countertops that provide extra space for towels and amenities. Depending on the room type, enjoy either the tub or shower with sliding glass doors!

Marquee On 16th is a mixed-use purpose built rental building developed by Marquee Group currently under construction in Calgary’s prestigious Crescent Heights neighbourhood. Project completion is expected for February, 2017.
At present, work is nearly complete on the exterior painting and installation of the metal panels. The sidewalk and roof repair has commenced and the roof and windows are complete.
The interiors of the nine story building are in various stages of completion with some rooms adding the final touches while others are receiving new flooring, light fixtures, mirrors and cabinets.

The Hilton Garden Inn Oakville is making steady progress in its guest room renovations with a targeted completion in December 2016.
Marquee Group’s team is working diligently to add cosmetic finishings to the 1st and 4th floors.
The 5th floor is now enclosed and interior building work is ready to begin with the installation of tiling, wallpaper, hard goods and plumbing fixtures.
The intention is to open the 1st and 4th floors as soon as possible and the 5th floor by mid to late November. Exterior building painting is also underway and will provide the ultimate face lift.
In addition, planning is underway to redesign and configure the lobby, marketplace and staff office as well as expand the restaurant and bar.

Marquee Group has started construction on Marquee On 16th located in Calgary, Alberta. Marquee excavated the parkade roughly 10 metres (30 feet) underground. Pouring of the foundation slab was completed in September. We have a covered underground parking area with 98 spots.
In February, the property reached three stories.
Marquee is excited to share that as of July, the Marquee On 16th building exterior structure is complete and sits modestly at nine stories.
Now begins the task of finishing off the roof and waterproofing it. This process will occur with the use of coatings and membranes to ensure the protection of the contents inside as well as the structural integrity of the building.
In addition, you can also see from the pictures below that the Marquee On 16th suites are starting to take shape with interior framing, mechanical and electrical rough-ins well underway.

Marquee Group is excited to share that the Hilton Garden Inn Oakville renovation and expansion project commenced May of 2016.
At present, we are anxiously awaiting the completion of the 4th floor which should be finished by the end of August. With the fifth floor framing completed and the interior drywall underway, we are anticipating that the interior building work should begin shortly for the 1st, and 5th floors.
Each floor will receive a complete refresh with brand new light fixtures, flooring, wallpaper, drapery, furniture, and decor, among others. The existing rooms will undergo a face-lit from the floors to the ceilings. Rooms will have a contemporary and modern feel incorporating different textures, tones and a refreshing colour palette that will create an oasis for both business and leisure travellers alike.
With the upgrading of the existing rooms and introduction of an additional floor, it was also time to revise the common areas of the building too. Over a year and a half ago, the Hilton Garden Inn Oakville underwent a main floor renovation. It is time for us to expand on the initial work that took place then. Marquee Group is currently exploring plans for a new fully upgraded and expanded bar, patio and restaurant area.
While some ideas are still in planning phase, work has already taken place to upgrade existing common areas such as the pool. We have already removed existing flooring in this area and replaced it with brand new tile. In the coming months, new lighting and signage will be introduced as well. The Fairfield Inn & Suites Toronto | Brampton completed a renovation that has led to upgrades in the lobby, meeting rooms, business centre, breakfast area and all 107 guest rooms. The hotel now has a modern and contemporary feel.
Our guests can now enjoy the company of a 55” and 65” Samsung TV when enjoying a full hot breakfast. You will also be excited to hear about the new communal social table installed in the lobby that will be great for meeting fellow travellers, getting in last minute work or simply to unwind in the lobby.
To create a more inviting and brighter space, the walls separating the breakfast room and lobby have been removed. We know our guests will love this open concept. In addition, a brand new interactive front desk has been installed and more accessible business centre has been adapted for this new space.
Upgrades also include a new flooring system in all the public areas, as well as new carpet on the main floor, guest room hallways and meeting rooms.
The guest room renovation includes new carpet, a feature wall, window coverings, artwork, soft goods, and lighting.
All guest rooms feature a new hospitality centres complete with mini refrigerators and a microwave.
The washrooms feature new artwork, tiles and wall vinyl.
Guests will love the introduction of ottomans and a new work space in the guest rooms.

Marquee Group is excited to announce the renovation and expansion of its Hilton Garden Inn Toronto | Oakville property. Marquee will be adding a fifth floor to it’s current 4-storey property.
This new floor will have 30 rooms and include brand new carpet, wallpaper, flooring, showers and/or tubs as well as case goods. In addition, all 97 rooms of the current 4-storey property will also be renovated with brand new carpet, wallpaper, flooring, showers and/or tubs as well as case goods. The expansion will take our Hilton Garden Inn Oakville property to a 127 rooms property from 97 rooms.
Marquee will also be updating and upgrading our hotel amenities. A complete refurbishment of the pool area will take place and include new furniture, paint and flooring whilst our meeting rooms will have the latest in conference technology. These rooms will have new lighting, flat screen TVs, speakers, audio players, wireless outlets, projectors, screens and localized control panels. The room will also undergo a refurbishment and have new furniture, wallpaper, carpet and lighting. A boardroom will be created as well as break-out room bringing the total number of meeting rooms to four.
You can also notice from the rendering that we will be removing the pitched roof and introducing a new flat roof with an elevator that will cater just to the new fifth floor.
We will be applying for the building permit this March 2016.
